Eleven years ago, Gabrielle and Mario bought their first home with my help. Now, well-established in their carrers and starting a family, they wanted to take the next step: investing in a triplex.
Not knowing where to begin, they turned to me for guidance. The Journey of Selling a Family 3plex in Villeray
I was hired as a broker by four siblings to sell their family 3plex in Villeray. Their father had passed away many years ago, and their mother had recently died. Since none of the siblings wanted to keep the house, they decided to put it on the market.
Initially, the siblings tried selling the property themselves to avoid paying commission. However, this proved challenging as they struggled to determine which potential buyers were serious and qualified versus those who were merely curious. After six months of unsuccessful attempts, they contacted me through my brother, whom one of the siblings knew from high school over 50 years ago.
Upon visiting the home, I made recommendations to enhance the property’s appeal. The siblings wanted to sell without any legal warranty since it was part of an estate and they hadn’t lived in the house for over 40 years. I explained that this approach isn’t popular and might deter buyers, so I encouraged them to complete a seller’s declaration and be transparent about the property’s condition. This way, any previously encountered and resolved issues would be disclosed, giving buyers confidence that the property had been well maintained.
We marketed the property extensively through Centris, Realtor, and our website. We held open houses, placed signs, and promptly responded to all inquiries. The 3plex generated significant interest, but the main challenge was that the first floor was leased for two more years. Anyone wanting to occupy that unit would either need to reach an amicable agreement with the tenant or wait until six months before the lease expiry to send a repossession notice, which would involve paying the tenant for damages or at least covering moving expenses.
It was a delicate situation because the tenant had a friendly relationship with the sellers. I encouraged the siblings to discuss potentially terminating the lease if an interested buyer came forward. To our surprise, the tenant was actually looking for a house and agreed to move within 60 days.
The unit’s availability immediately increased interest in the property, and we received multiple offers. The competition drove up the price, much to the satisfaction of the sellers who received a generous sum for their family home. It was another success story for our team!
